About this project
The complex is organised around an inward-facing courtyard that buffers the buildings from the street and mediates between units. Façades read as a layered composition: coarse sand-render volumes in warm ochre tones are relieved by panels of dark grey stone cladding with a linear grain, black powder-coated steel framing at balconies and overhangs, and louvred screens that break the upper parapet — a considered material palette held to four elements.

Sited in Al Olaya, one of Riyadh's more established inner-city residential quarters, the 1,875 m² plot sits within a dense low-rise fabric. The climate informed several choices visible in the buildings: recessed glazing shaded by deep horizontal overhangs, louvred parapets that allow ventilation without direct solar exposure, and planted raised beds that moderate the ground-level microclimate. A narrow lap pool and irrigated lawn define the shared garden, providing a green relief between the building volumes.


Pioneer Landmarks led the full delivery chain — from structural works through to finishing and landscape — under a construction supervision and management mandate. That scope, spanning frame, envelope, internal finishes, and the external planted areas, positioned the studio as the single point of accountability across all trades on site, ensuring the material and spatial intent carried through to completion.
