About this project

The Hitteen Mixed-Use Project is composed of several mid-rise residential blocks arranged around a central landscaped courtyard. Rendered in warm sandstone tones, the facades read as a coherent ensemble of stepped volumes with recessed balconies and horizontal banding — a measured response to Riyadh's intense solar exposure. The aerial massing reveals a perimeter-block logic that turns the buildings inward, sheltering the shared outdoor spaces from prevailing heat and dust.

At ground level the courtyard programme is dense and considered: a pool deck with lounge areas, a shaded outdoor dining terrace lined with date palms, tensile shade sails over a children's play zone, and two sports courts at the southern end. The repetition of sail canopies and heavy planting throughout acknowledges the climate directly, providing continuous overhead protection across the amenity spine without enclosing it. The overall built-up area of 227,762 m² across a 142,300 m² plot reflects the intensity of use compressed into the development.

Pioneer Landmarks delivered construction supervision and management across the full project scope, overseeing execution against design intent at the scale of a major urban residential quarter. This role required coordinating multiple building packages simultaneously, monitoring materials and workmanship standards, and maintaining programme integrity across a site of considerable complexity in area and built volume.
