About this project

The palace occupies a generous 1,750 m² plot and resolves its programme across two substantial storeys. The massing is direct — flat-roofed volumes with strong horizontal cornice bands, framed window openings with plastered surrounds, and a perimeter boundary wall that mediates between the residence and the street. The main entrance is marked by a large timber door with inlaid diamond-pattern panels, flanked by dark granite at the base and multi-pane glazing above.

Material contrast defines the character of the building: a pale rendered plaster finish on the classically articulated wings reads against a darker cladding on the upper volume and warm wood-toned panels being set at the intermediate level. The choice of heavy materials — stone, granite base courses, and dense cladding — responds to Riyadh's desert climate, where thermal mass and minimal openings on exposed elevations reduce solar heat gain.

Pioneer Landmarks managed the full construction process from structural skeleton through finishing works and landscape, maintaining quality control across each phase. Site supervision covered the reinforced concrete and masonry structure, the installation of façade cladding and render systems, joinery including the crafted entrance door, and final external works across the plot.
