About this project
The building presents a restrained, symmetrical façade across roughly 15,500 m² of built-up area: a continuous ground-floor retail band punctuated by an axial entrance pavilion, overlaid with horizontal brise-soleil screens and corner panels of geometric latticework in a warm sandy stone palette. The massing stays close to the street, framed by surface parking and date palms that reinforce its Riyadh neighbourhood scale.

The design responds directly to Riyadh's climate and street culture. Horizontal timber-tone louvres shade the glazed upper floor from direct sun while allowing diffuse light into the residential levels above. The ornamental latticework panels — drawn from geometric traditions common in the region — serve a dual purpose: visual identity and partial shading of corner elevations where solar exposure is greatest.
Pioneer Landmarks acted as architectural consultant across the full design of the project, working on a 5,575 m² plot. The scope encompassed the overall massing strategy, façade system, retail-to-residential section, and streetscape integration — translating programme requirements into a coherent architectural language suited to a mixed-use building at this scale in central Riyadh.
