About this project

The scheme is conceived at district scale rather than as a single building. A dense cluster of high-rise towers anchors the centre — among them a tapering twisted shaft and a gateway slab pierced by a full-height rectangular void — stepping down through mid-rise sandstone blocks to a fringe of low-rise villas at the desert edge. A domed mosque with paired minarets sits at the heart of the plan, illuminated at night as the civic focal point around which the residential and commercial volumes are organised.

The palette is held to warm desert tones — coursed stone podiums, sand-render façades, and dark glazing — calibrated to Riyadh's arid plateau and intense solar exposure. A continuous landscaped spine threads between the towers, widening into planted plazas, bollard-lit pathways, and shaded pedestrian courts that soften the hard geometry of the surrounding road grid. The dusk and night studies show the district reading as a coherent skyline, its lit crowns and street-level activation establishing presence after dark across an otherwise sparse setting.

Pioneer Landmarks developed the conceptual design for the development, establishing the master-plan logic, the massing hierarchy from signature towers down to perimeter villas, and the material and landscape language that ties a mixed programme — residential, commercial, civic, and religious — into a single legible quarter.
