About this project

The design organises 12,110 m² across three storeys on a 5,575 m² plot: a continuous retail arcade at grade — framed by dark-toned reveals and full-height glazing — gives way to upper floors clad in warm, sand-coloured stone panels. Horizontal banding ties the composition together, while a projecting central tower element breaks the roofline and carries an inset mashrabiya screen, referencing local craft tradition without pastiche.

The materiality is calibrated for the Riyadh climate and streetscape: pale masonry reduces heat gain across the broad elevations, deep recesses at the ground-floor signage bays provide shade to the retail threshold, and the sparse planting — date palms, low hedges — acknowledges the arid context without overstating a landscape gesture. Surface parking fronts the building, orienting the development toward the street in a pattern characteristic of suburban Riyadh commercial districts.

Pioneer Landmarks was responsible for the full architectural design and construction of the project, encompassing massing strategy, façade development, and delivery across the building's complete built-up area of 12,110 m².
