About this project
The scheme deploys a horizontal, open-format typology across a 25,000 m² plot: two storeys of retail arranged in parallel blocks, each anchored by a bold volumetric pylon finished in a distinct colour — blue, yellow, green, red — that double as wayfinding markers and give the long façade punctuation without ornament. Ground-level glazing runs continuously between pylon volumes, framing the retail arcade and activating the frontage facing the surface car park.

Dammam's climate and car-dominant urban grain are both legible in the planning logic. Shaded covered walkways connect the blocks along the retail frontage, sheltering pedestrians from direct sun, while the building footprint is compact relative to the total plot — leaving generous approach lanes and parking without surrendering coherence in the built form. The open-air format allows natural cross-ventilation through the arcade, reducing reliance on mechanical conditioning at the circulation level.


Pioneer Landmarks contributed as architectural consultant, responsible for the full architectural design across the 17,000 m² built-up area. The work covered massing strategy, façade composition, ground-level activation, and the layout of the multi-block retail programme — translating a large-footprint commercial brief into a legible and navigable precinct.
