About this project
The scheme occupies a 43,000 m² plot with a built-up area of 16,705 m². The massing is deliberately horizontal — a single-storey-plus-mezzanine bar flanked at both ends by slightly taller anchor volumes. From the street, warm stone-toned cladding panels alternate with full-height glazing bays, giving the façade a rhythm that reads clearly at night when interior illumination activates the glass frontage.

Inside, a long retail galleria is covered by a continuous barrel-vault roof pierced with skylights. The arched structure floods the central concourse with diffuse natural light while limiting direct solar gain — a practical response to the arid Najd climate of Al-Zulfi, where unmediated summer sun and heat make shaded, climate-controlled circulation essential to dwell time. Planted kiosks and interior greenery punctuate the concourse at intervals.

Pioneer Landmarks contributed conceptual design for the project: site organisation, massing strategy, the vaulted interior typology, and the language of the street-facing façade. The aerial render shows the building set within a broader town context, fronted by a landscaped lawn and a double row of mature date palms that mediate between the building line and the public road.
