About this project
The building is organised as a ground-floor retail base topped by three floors of executive apartments. The façade discipline is direct: load-bearing masonry or composite panel cladding frames the podium, while the upper levels open fully to the street through floor-to-ceiling glazing subdivided by a regular grid of vertical fins — a strategy that admits light while lending the elevation a measured, modular rhythm. The parapet is kept flat and unadorned, reinforcing the block's rectilinear composure.
Al-Zulfi sits in the Najd plateau, subject to intense solar radiation and significant diurnal temperature swings. The deep vertical fins on the upper curtain wall act as passive shading devices, reducing direct east and west solar gain without sacrificing the transparency that signals the building's hospitality program. Date palms along the arterial frontage provide additional low-level shade and align the streetscape with established Saudi urban convention.
Pioneer Landmarks contributed as architectural consultant, developing the full architectural designs for a 4,000 m² plot. The work covered massing, façade resolution, the vertical stacking of retail and residential programs, and the coordination of the building's street presence along a high-traffic road — defining the project's built character from concept through design documentation.
