About this project

The conceptual design explores a curvilinear massing in which continuous horizontal bands wrap a twisting floor plate, creating deep-set ledges that carry planted terraces across the upper facade. Seen from above, the plan traces a flowing, figure-eight void at ground level, drawing air and greenery into the podium. A faceted gold-patterned cladding skin activates the base, contrasting with the predominantly glazed shaft above.

The proposal sits on a 6,323 m² urban plot in Riyadh, where solar exposure and street-level amenity both require careful handling. The banding and recessed terrace depth serve to shade the curtain wall while distributing vegetation across the tower height — a response to a climate where outdoor comfort at grade and thermal control of large-glazed surfaces are persistent design constraints.

Pioneer Landmarks led the conceptual design across the full 35,000 m² built-up area, developing multiple volumetric studies for the brief. The iterations visible in the renders — from the primary banded scheme to more figurative massing alternatives — reflect the studio's practice of testing formal and programmatic possibilities before committing to a single direction.
